CRESCENT REAL ESTATE TO ADD TRAMMELL CROW CENTER

The Crescent Real Estate Equities Company agreed yesterday to buy the 50-story Trammell Crow Center office building in Dallas for $162 million in cash. Crescent, based in Fort Worth, said it would buy the building and its mortgage from two pension funds, the California Public Employees Retirement System and the Teacher Retirement System of Texas. The 1.13 million square-foot building is 80 percent leased. Its rents average $21 a square foot, compared with the more than $30 a square foot average rent at Crescent Office Towers, a building Crescent owns in Dallas, the company said. This gives Crescent the potential of raising rents at the Crow property. Crescent is controlled by the billionaire investor Richard E. Rainwater.
